What should I check before buying a franchise restaurant in Riyadh?
I am looking at a restaurant franchise. The brand looks strong, but the franchise fee and fit-out cost are high. The seller is showing optimistic payback numbers. What should I review before committing?

Ask for real unit economics, not brand-level marketing numbers. You need store-level sales, food cost, payroll, rent ratio, delivery-app commissions, royalty fees, marketing fees, renewal terms, territory protection, and whether suppliers are mandatory. Also speak with existing franchisees if possible. A franchise can look safe because the brand is known, but one bad lease can destroy the payback.
Watch fit-out assumptions. Many franchise packs underestimate construction, municipality approvals, equipment delays, and pre-opening payroll. Ask for actual recent store opening costs, not old averages.
Payback estimates should be tested under lower sales and higher rent. If the deal only works under the seller’s best-case forecast, it is not a safe investment.
