How do I check whether a boutique hotel’s revenue is sustainable?

I am reviewing a small boutique hotel. Occupancy looks good, but I am worried that revenue was boosted by seasonal tourism and one large corporate client. What should I request?

Ask for monthly occupancy, ADR, RevPAR, channel mix, OTA commissions, direct bookings, corporate contracts, event revenue, maintenance capex, staffing costs, and seasonality by month. One annual average can hide weak periods.

Look at reviews and repeat guests. A hotel can have good short-term revenue but poor guest satisfaction, which shows up later in pricing power.

Separate room revenue, F&B revenue, events, and other income. Then check margins by category. Revenue mix matters more than the headline number.
